The community
A forest estate at the edge of Downtown.
Sobha Hartland was launched by Sobha Realty in 2014 on about 8 million sq ft at the north-east corner of Mohammed Bin Rashid Al Maktoum City, where Ras Al Khor Road (E44) meets the Dubai–Al Ain Road (E66). About a third of the land is given to nature and amenities, with a 22-hectare green belt.
Propsearch counts 25 building developments, 21 of them complete: Sobha’s own towers (Hartland Greens, Creek Vistas, Waves, The Crest, One Park Avenue and others), buildings by Ellington, Bolton and Gemini, and villa clusters facing the forest or the canal.
Two schools are inside the community: Hartland International School, opened in 2015, and North London Collegiate School Dubai, opened in 2017.

22 hectares of landscaping, with more than 300 plant and tree species according to Propsearch, cycling tracks and walking trails between the buildings.
The boardwalk
A 1.8 km waterfront boardwalk runs along the towers on the water side of the estate.
Two schools
Hartland International School (British curriculum, 2015) and North London Collegiate School Dubai (IB, 2017), both rated “Very Good” by KHDA as listed in June 2026.
The community mall
An AED 210 million mall with about 35 shops and restaurants, a supermarket and a gym, announced for the second half of 2026; not open on 29 September 2026.
Getting around
At Ras Al Khor Road (E44) and the Dubai–Al Ain Road (E66): 11.6 km by road to Burj Khalifa, 11.6 km to DIFC and 16.0 km to DXB Terminal 3 (OpenStreetMap routing, free-flow). No metro station yet.
Flamingos next door
The Ras Al Khor Wildlife Sanctuary, 6.2 km² of wetland with free bird hides, lies about 2.5 km away as the crow flies.

In Mohammed Bin Rashid Al Maktoum City (Meydan), at its north-east corner where Ras Al Khor Road (E44) meets the Dubai–Al Ain Road (E66). The Dubai Land Department area name is Al Merkadh. Burj Khalifa is 11.6 km away by road.
Property portals describe Sobha Hartland as a freehold community open to buyers of all nationalities. The published 2006 list of freehold areas predates MBR City, so we confirm the title status of each unit with the Dubai Land Department before you commit.
Both cover about 8 million sq ft. Sobha Hartland, launched in 2014, is largely complete and has the schools and the boardwalk. Sobha Hartland II, launched in November 2022 in Bukadra next door, is built around lagoons and is still under construction, with completions estimated from 2026 to 2029 and later.
Sobha Realty is the master developer and built most of the towers and villas. Ellington (Wilton Park Residences, Wilton Terraces, Kensington Waters, Berkeley Place, The Highbury), Bolton (The Terraces) and Gemini (Gemini Splendor) developed plots inside the estate.
No. Sobha One is a five-tower project in Ras Al Khor, built close to Sobha Hartland and launched with Sobha Hartland II in November 2022. Some portal searches and indices include it under Sobha Hartland.
Oliva’s 2026 review gives AED 16 to 22 per sq ft a year for Sobha Hartland. Charges differ by building: we check the building’s current figure on the Dubai Land Department service charge index before you buy.
Over the 12 months to August 2026, Bayut’s index shows apartment prices per sq ft down 2.77 % and villa prices up 3.75 %, with apartment rents per sq ft down 10.04 %. These are market figures, not a forecast or advice; no rental yield or capital growth is guaranteed.
